Material information: design the template around it
National Trading Standards' Estate and Letting Agency Team (NTSELAT) has issued guidance on the material information buyers and tenants need in property listings. Part A, introduced in May 2022, covers council tax band or rate, price or rent, and tenure for sales. Parts B and C, issued in November 2023, add information that applies to all properties, such as property type, construction, number of rooms, utilities and parking, and information that only applies if relevant, such as flood risk, restrictive covenants or conservation areas.
We design brochure and listing templates with a fixed home for each of these, so a missing field is obvious before the brochure goes out. You supply the facts; the template makes it hard to forget them. Brochure design starts from £295 + VAT.
EPC ratings in every advert
Under the Energy Performance of Buildings (England and Wales) Regulations 2012, an advertisement for the sale or rental of a property in commercial media, including brochures, print adverts and online listings, must show the energy performance rating from the EPC, unless the property is exempt. Propertymark notes that failing to do so can mean a fine of £200 per advertisement for a dwelling. Every listing template we design has an EPC panel next to the price, sized to read at a glance.
The same goes for social posts, window cards and portal feature images. A 'just listed' graphic is still an advert, so our social media templates for agents include a small, fixed space for the EPC rating and the price, and a version for 'sold subject to contract' and 'let agreed' updates. If a property is exempt, the panel can say so rather than being left blank, which avoids buyers assuming the information was forgotten.
Property photography that is honest and sells
We shoot property photography on location from £295 + VAT for a half day, which is usually several homes in one area, or £495 + VAT for a full day. We use wide but not distorted lenses, correct verticals, balance window light with the interior, and supply edited JPEGs sized for portals and print. Travel outside the Mansfield and Nottinghamshire area is quoted.
Editing has limits. Removing a car or a wheelie bin is fine; removing a pylon, a crack or a neighbouring building is not, because a listing that misleads buyers is an unfair commercial practice under consumer law. We do not offer drone photography.
Floor plans buyers trust
A clear floor plan answers half a buyer's questions before the viewing. We draw floor plans from your measurements or a sketch at £45 an hour + VAT: room names, dimensions in metres and feet, door swings, compass point and a 'for illustration only' disclaimer. Plans come as PDF and PNG for portals, and DWG if a client or surveyor needs the CAD file. For new-build or development sales we can also produce site plans and 3D visualisations from architects' drawings.
Boards, branding and letting agent statements
For-sale boards in England usually rely on deemed consent under the Town and Country Planning (Control of Advertisements) (England) Regulations 2007. For residential property a board must not exceed 0.5 m², or 0.6 m² for two joined boards, and only one board should be displayed per property. Within that space, your logo, 'For Sale' and a phone number or web address are all a passing driver will read. See our signage design service.
Letting agents have extra duties under section 83 of the Consumer Rights Act 2015: a list of fees displayed at each office where you deal face to face with customers and published on your website, plus statements naming your redress scheme and whether you belong to a client money protection scheme. We design these as matching window panels and web content so the two never drift apart.

Frequently asked questions
How much does property photography cost?
dijitul's property photography starts from £295 + VAT for a half day on location, which often covers several homes in one area, and £495 + VAT for a full day. Travel beyond Mansfield and Nottinghamshire is added to the quote. You receive edited JPEGs for portals and brochures.
What is material information in property listings?
It is the information National Trading Standards says buyers and tenants need to make an informed decision. Part A covers council tax, price or rent and tenure; Part B covers things like property type, rooms, utilities and parking; Part C covers issues such as flood risk if they apply. dijitul designs templates with space for each.
Do property adverts have to show the EPC rating?
Yes, in England and Wales the Energy Performance of Buildings Regulations 2012 require adverts in commercial media, including brochures and online listings, to show the EPC rating unless exempt. Propertymark notes a possible £200 fine per advert for dwellings. dijitul builds an EPC panel into every listing template.
Can you draw floor plans for our listings?
Yes. dijitul draws floor plans from your measurements or sketches at £45 an hour + VAT, with room names, dimensions in metric and imperial, compass point and an illustration-only disclaimer. Plans are supplied as PDF and PNG, and DWG if needed.
How big can an estate agent board be?
Under deemed consent in England, a residential for-sale or to-let board must not exceed 0.5 square metres, or 0.6 square metres for two joined boards, with one board per property. dijitul designs boards within these sizes so your name and number read clearly from the road.
Do you offer drone photography of properties?
No. dijitul does not offer drone photography. We shoot interiors and exteriors from the ground on location, and can produce 3D visualisations and site plans from architects' drawings for new-build and development sales.
