Sound familiar?

  • Your listing photos look great but buyers cannot picture the layout
  • Old plans from the original builder no longer match the extension
  • Different plans for the same property show different total areas
  • Your shopfitter needs a DWG, not a hand-drawn sketch
  • Floor plans from different suppliers make your listings look inconsistent

Key facts

  • Drawn in CAD at true scale, then styled for listings or kept technical for builders
  • Supplied as PDF and PNG for portals and brochures, DWG and DXF for trades
  • Room dimensions in metric, with imperial alongside if you want it
  • Total area stated with its basis, for example gross internal area (GIA)
  • Your branding, compass point and disclaimer added to estate agent plans
  • £45 an hour + VAT, with fixed per-plan quotes for regular agency work

Who uses our floor plans

  • Estate and letting agents: clean, branded plans for portals and brochures, with consistent styling across every listing. See design for estate agents.
  • Landlords and holiday lets: plans for listings, inventories and fire safety information.
  • Offices and shops: layouts for fit-outs, desk planning and moving furniture on paper first.
  • Homeowners and builders: an accurate existing-layout drawing to start planning an extension or renovation.
  • Venues: event and seating layouts.

What we draw from

A floor plan is only as accurate as its measurements. We draw from:

  • Room-by-room measurements you or a surveyor take, ideally with a laser measure, including wall thicknesses, door and window positions and ceiling slopes.
  • Existing architect or builder drawings, checked against any later changes.
  • Older plans, PDFs or scans, which we redraw rather than trace (see CAD conversion).

A simple sketch of the layout with the measurements written on it is ideal. Where measurements do not close (rooms that do not add up to the overall size), we flag it rather than quietly stretching a wall. For estate agents, combining a plan with property photography gives buyers both the look and the layout.

Area measurement: GIA, NIA and IPMS

Total area figures cause more arguments than any other part of a floor plan, because there is more than one way to measure. The most common bases in the UK are:

  • Gross internal area (GIA): measured to the internal face of the external walls on each floor, used widely for residential marketing, valuation and building costs.
  • Net internal area (NIA): the usable area, typically used for offices and shops, excluding items such as stair wells, plant rooms and toilets.
  • IPMS: the International Property Measurement Standards, a set of international definitions intended to make areas comparable between countries.

RICS sets UK measurement practice. According to the RICS website, its members should currently use the 6th edition of the RICS Code of Measuring Practice and/or IPMS: All Buildings, while a draft 7th edition goes through consultation. We state on every plan which basis the area uses and that it is approximate. For valuation, lease or legal purposes you need a measured survey by a RICS-qualified surveyor; our plans are for marketing and planning, not for those.

Styles and disclaimers

Marketing plans are usually clean black-and-white or lightly coloured drawings, with room names, dimensions and a compass point, laid out to fit a portal image or A4 brochure page. Technical plans keep wall thicknesses, door swings, window positions and services, drawn in 2D CAD at 1:50 or 1:100. We add a short disclaimer to marketing plans noting that measurements are approximate and the plan is for illustration only, worded as you or your agency prefers.

Furniture, desk and fit-out layouts

A floor plan becomes a planning tool once furniture and fittings are added. Offices use them to test desk arrangements and meeting rooms before buying furniture; shops to plan shelving, counters and customer flow; landlords to show tenants how a room can be furnished; venues to work out table plans. We draw furniture at true size from manufacturers' dimensions or yours, show door swings so nothing blocks an opening, and can produce several options side by side for comparison.

Layouts drawn by us are design proposals, not fire risk assessments or building regulations approvals. Escape routes, accessibility and occupancy limits should be checked by the responsible person, building control or a fire safety adviser.

Price

Floor plans are £45 an hour + VAT. A small flat drawn from good measurements is quick; a large house with outbuildings or a complex commercial unit takes longer, especially where measurements need checking. Agencies sending regular work can agree a fixed price per plan by property size. See prices or ask for a quote.

Frequently asked questions

How much does a floor plan cost?

dijitul media draws floor plans at £45 an hour + VAT. A small flat from clear measurements takes far less time than a large house or commercial unit. For agencies sending regular work, we agree a fixed price per plan by property size, so every listing is costed upfront.

Do you measure the property?

We draw from measurements supplied by you, your agent or a surveyor, or from existing drawings. A sketch with each room's dimensions and the positions of doors and windows is enough. If a measurement does not add up, we flag it rather than guess.

What is gross internal area?

Gross internal area (GIA) is the floor area measured to the internal face of the external walls on each level. It is the basis most often used for UK residential marketing. dijitul states which basis a plan uses, because GIA and net internal area can give quite different totals.

Can I use your floor plan for a valuation or lease?

No. Our floor plans are for marketing, layout and planning purposes and carry an 'approximate, for illustration only' note. Areas for valuation, leases or legal reports should come from a measured survey by a RICS-qualified surveyor, following RICS measurement guidance.

Can you match our agency's branding?

Yes. dijitul sets up a template with your colours, fonts, logo and disclaimer, so every plan matches your brochures and portal listings. Consistent plans make an agency's listings look organised, whichever branch or negotiator sent the work.

Can you draw a plan from an old architect's drawing?

Yes. We redraw scanned or PDF plans in CAD using the stated dimensions, then update them from your notes or measurements if the building has changed since, for example after an extension or knock-through.
